Sjaldan hafa verið jafn góðar aðstæður fyrir kaupendur að koma sér inn á fasteignamarkaðinn og nú að mati fasteignasala. Um fjórðungur íbúða hefur verið til sölu í eitt ár eða lengur og sölutíminn lengist sífellt.

Samkvæmt mánaðarskýrslu HMS hafa íbúðir sem nú eru á söluskrá verið þar lengur samanborið við síðustu ár.

23% íbúða sem nú eru auglýstar hafa verið til sölu í að minnsta kosti ár en þetta hlutfall var 9% fyrir tveimur árum síðan. Þá hafa 5% íbúða verið á markaði í tvö ár eða lengur.

„Það er áhyggjuefni að kaupendur og seljendur nái ekki saman ef það er til lengri tíma. Þetta hefur verið ágætis stöðugleiki á markaðnum á þessum tíma þrátt fyrir að íbúðirnar hafi ekki selst vel,“ sagði Jónas Atli Gunnarsson yfirhagfræðingur HMS.

Tækifæri fyrir kaupendur

Í skýrslu HMS kemur fram að langflestir fasteignasalar telja markaðinn vera svokallaðan kaupendamarkað.

„Frá því að ég byrjaði að starfa í þessu fyrir tólf árum síðan, þá hefur sjaldan verið jafn góður tími og núna fyrir kaupendur að gera eitthvað í þessu og koma sér inn á markaðinn eins og hefur verið með fyrstu kaupendurna,“ segir Páll Pálsson fasteignasali.

Í skýrslunni kemur nefnilega fram að hlutfall fyrstu kaupenda á fasteignamarkaði fer hækkandi og hefur í raun ekki verið hærra síðan í febrúar 2021.

Hlutfall nýrra íbúða af seldum íbúðum hefur í rúm tvö ár verið á bilinu 15-20% sem Páll segir að þurfi að vera um 25% svo nýbyggingamarkaður þyki eðlilegur.

„Það eru nokkrar vísbendingar um einhverja lítilsháttar kólnun á byggingamarkaði. Það eru ekki mörg rauð flögg eins og er í hagtölunum,“ segir Jónas Atli.

„Þarf að bregðast við því núna“

Samdráttir verði þó ekki eins mikill og margir óttist.

Þegar margir séu að halda að sér höndum á fasteignamarkaði eru uppi áhyggjur um hvað gerist þegar lager nýrra íbúða seljist upp.

„Það eru bæði aðilar frá SI og greinignardeild ISB sem hafa lýst því yfir að það væri raunverulega hætta á skorti ef ekkert verður að gert núna til að halda áfram fjárfestingum í nýbyggingaiðnaði.“

Þegar losnar um, þá er kannski ástæða til að hafa áhyggjur.

„Já og það þarf að bregðast við því núna,“ segir Páll.
