Instead of being demolished, the owner is recycling it.
The building formerly owned by Sazka will be renovated rather than demolished. The process involves deconstruction, where materials like concrete, bricks, metals, wood, and glass are being recycled. So far, 4300 tons of materials have been deconstructed, with 95% being reused. These materials have been donated or sold to other companies, including hospitals and furniture banks. The project is economically self-sustaining, with savings exceeding 762 thousand Czech crowns. The building will continue to serve as office space, but it could also be converted into residential housing if needed.
„Záměrem je i opětovné použití v podobě nových materiálů. Když vybouráme beton a znovu ho tu uplatníme, je to podstata cirkulární ekonomiky,“ konstatoval Karel Fronk, ESG manažer KKCG Real Estate Group.
Budova z počátku 90. let prochází takzvanou dekonstrukcí, tedy procesem mezi demolicí a rekonstrukcí. Zatímco vnějšek budovy vypadá stále takřka nedotčený, uvnitř je z velké části vybouraná.
V první fázi trvající od roku 2024 společnost dekonstruovala 4300 tun materiálů. Mezi nimi byly beton, cihly, kovy, dřevo nebo sklo. Zatím zvládla recyklovat 95 procent odpadů.
Firma materiály a věci z budovy darovala, například Fakultní nemocnici Bulovka nebo Nábytkové bance, případně je prodala jiným společnostem. Využití našla například pro 478 kusů oken a dveří nebo 13 tisíc metrů čtverečních koberců.
Podle Fronka je projekt ekonomicky soběstačný. Společnost Cyrkl, s níž KKCG na dekonstrukci spolupracuje, propočítala, že opětovné použití stavebních materiálů a vybavení přineslo zatím úsporu více než 762 tisíc korun. „Výhodou bylo, že budova byla zachovalá včetně vybavení,“ dodal Fronk.
KKCG počítá, že budova bude nadále sloužit jako kancelářská. V případě změny plánů by z ní ale neměl být problém udělat například bytový dům.
