In the small mountain village of Cellino di Sopra, located in the northern Italian region of Furlanische Dolomites, a property is being offered for sale at a price that seems almost too good to be true. The apartment, spanning 72 square meters, is immediately livable and features two bedrooms, a terrace with views of the mountains, and a garage. It is priced at just 45,000 euros, far below the typical costs of real estate in well-known Alpine resorts such as Cortina d’Ampezzo. This has sparked surprise among locals, who find it hard to believe that such affordable housing can still be found in the foothills of the Dolomites. The listing, available on the website of the real estate agency Immobiliare.it, highlights the unique appeal of the property. Built in the 1980s, the apartment is part of a building that offers both comfort and charm, with a fireplace, oven, and a spacious terrace overlooking the surrounding landscape. According to Alessio Piccinato, a real estate agent working with Il Messaggero, the price reflects a clear message: in some parts of the Alps, living space can cost less than a new car. Piccinato notes that this is not an isolated case. Similar properties are available in nearby towns such as Frisanco, Val Colvera, and Vals. These areas attract buyers seeking tranquility, relaxation, and a break from urban life. The primary clientele consists of Italian couples aged between 55 and 60 years old, looking for a peaceful retreat away from city noise. Families with young children tend to be more cautious, as these locations are somewhat remote from healthcare facilities. International interest in the area is also growing. Buyers from the United States, Poland, and Hungary have shown interest in the properties, indicating a broader appeal beyond Italy’s borders. Piccinato suggests that purchasing real estate in these regions now could be wise, before rising tourist activity drives up prices. In addition to the 45,000 euro apartment, there are even more unusual deals in the so-called “Small Dolomites” (Italian: Piccole Dolomiti). A recent initiative launched by the local community group Unione Montana Pasubio Piccole Dolomiti offers homes for one euro. The program aims to revitalize abandoned villages and reduce depopulation in rural areas. However, the low price does not necessarily mean affordability, as buyers must account for high renovation costs. These properties are typically unoccupied and in poor condition, requiring significant investment to restore them to habitable standards. Potential buyers are encouraged to commit to thorough renovations and to ensure the buildings are suitable for long-term residence. While the initial cost appears attractive, the total expense includes substantial maintenance and restoration work. This trend reflects a broader shift in how people view real estate in mountainous regions. As urban centers become increasingly expensive, many seek alternatives in quieter, more affordable locations. The availability of such properties underscores the potential for growth in these areas, though it also raises questions about sustainability and the balance between preservation and development. For now, however, the market continues to offer opportunities for those willing to invest time and effort into making these spaces their own.
