The dining room, once a central feature of British households, is increasingly being replaced by alternative uses as fewer families gather for traditional meals. A new study by insurer Aviva, based on a Censuswide survey, reveals that nearly one in four Britons, 23 percent, are repurposing their dining rooms for other functions. The shift reflects broader changes in domestic habits, including more solitary lifestyles, varied work schedules, and a preference for informal eating arrangements. The trend has been accelerated by economic pressures, with rising housing costs making relocation less feasible for many. Stamp duty, in particular, has become a deterrent for potential homebuyers, especially in high-value regions. For instance, a homeowner purchasing a £450,000 property would face a stamp duty charge of £12,500, while a buyer of an £800,000 home would pay £30,000. Landlords and second-home purchasers encounter even higher fees, with an £800,000 holiday home attracting a £70,000 stamp duty bill. These financial barriers have encouraged many to remain in their current homes and invest in renovations instead of seeking new properties. Among the most commonly altered spaces, dining rooms rank third behind bedrooms and spare or box rooms. London residents show the highest willingness to abandon formal dining areas, with 28 percent opting to convert them into other functional spaces. Conversely, homeowners in Wales and the East Midlands are more inclined to retain their dining rooms for their intended purpose, with 16 percent and 17 percent respectively choosing to keep them as they are. Home improvement spending has surged, with detached property owners averaging £63,169 spent on renovations or DIY projects in the past year. Bungalow owners, meanwhile, averaged £12,097, significantly more than semi-detached and terraced property owners, who spent around £5,710 and £5,558 respectively. Despite these investments, nearly a quarter of homeowners who undertook renovations found their projects exceeded their initial budgets, while almost one in five failed to establish a budget at all. Aviva’s Carolyn Scott highlighted the growing trend of reimagining home layouts, noting that dining rooms are losing popularity. She emphasized the importance of careful planning, particularly for larger or older properties, where hidden structural issues can lead to unforeseen expenses. “Renovations can be a great way to use existing space,” she said, “but costs can be unpredictable, especially when dealing with older homes.” To help homeowners navigate the complexities of renovation, Aviva provided practical advice. It recommended thorough research into tradespeople, ensuring they hold appropriate accreditations for specific tasks. For example, gas-related work should be handled by a Gas Safe engineer, while electrical installations require a Part P ‘Competent Person.’ Homeowners were advised to request proof of public liability insurance, review references, and secure written contracts detailing the scope of work, timelines, and payment terms. Legal considerations were also stressed, with the necessity of obtaining party wall agreements before commencing certain types of work. Additionally, homeowners were urged to verify whether planning permission or building regulations apply to their projects. Finally, setting aside a realistic contingency fund was deemed essential, given the unpredictability of renovation costs.
