The announcement comes after the Housing Board released details of 7,960 flats across six districts, Bedok, Geylang, Sembawang, Tengah, Toa Payoh, and Yishun, that will be made available during the sales exercise. In Bedok, the two BTO projects in Bayshore will feature a mix of housing types tailored to different demographics. Nearly half of the 2,500 units—1,240 flats, are designated as two-room flexi flats, primarily aimed at seniors and singles. The remaining 1,170 units consist of four-room flats and 90 three-room units. Both projects are situated along Bayshore Drive and close to the Bayshore MRT station, offering convenient access to the Central Business District and Orchard Road via public transport. The larger of the two projects, comprising 1,640 units, includes two-room flexi, three-, and four-room flats. It will also incorporate community facilities such as an eating house, shops, preschools, an active ageing centre, and a kidney dialysis centre. The second project, with 860 units, will offer two-room flexi and four-room flats, alongside a minimart, shops, and a preschool. Property analysts anticipate strong interest in the Bayshore projects, particularly among singles seeking proximity to the MRT station. Christine Sun, chief researcher and strategist at Realion (OrangeTee & ETC) Group, noted that the convenience of living near the MRT station, allowing quick access to key areas of the city, would attract many buyers. This sentiment aligns with past experiences, as the first two BTO projects in Bayshore, launched in October 2024, saw high demand, with more than four applicants per unit for three-room and larger flats. In Tengah, the 710-unit project along Tengah Garden Avenue will range from two-room flexi to three-generation flats, and is expected to be classified as a Standard flat. Located in the Plantation district, the development will include amenities like an eatery, minimart, shops, and a preschool. Its location allows easy access to two upcoming MRT stations on the Jurong Region Line, which is slated to open in phases between 2028 and 2029. This marks the first BTO launch in Tengah since October 2023. As of December 2025, over 14,000 flats across 14 projects in Tengah had been completed, with two neighborhood centers, Plantation Plaza and Parc Point, already providing essential services like supermarkets and food courts. Wong Siew Ying, head of research and content at PropNex Realty, highlighted potential pent-up demand for the Tengah project, noting that it has been three years since the last launch. She pointed to its proximity to Pioneer Primary School and the future Tengah Garden Galleria mall, which is part of a mixed-use development adjacent to the upcoming Hong Kah MRT station. While some analysts remain cautious, citing the large number of flats launched in the area since 2018, others see opportunities in the evolving landscape of Tengah. Sun acknowledged that the site might not achieve the same popularity as previous launches, but emphasized the ongoing transformation of the area. In Toa Payoh, the 1,430-unit project near Caldecott MRT station is anticipated to be the sole Prime project in October. The development will include 590 two-room flexi flats, 580 four-room flats, and public rental units. About 260 units are reserved for specific categories, though exact allocations have yet to be detailed. The project's classification as Prime suggests it will be closer to urban hubs, with stricter resale conditions compared to Standard flats. This distinction reflects the broader strategy of the Housing Board to cater to diverse buyer preferences through varied housing classifications.
