The area near the AIFA airport is attracting industrial real estate developers due to its proximity to Mexico City, Hidalgo, and the international airport. Huehuetoca-Zumpango has emerged as a growing hub for large-scale industrial warehouses, according to the real estate consultancy Datoz. The region has developed rapidly over two years, with industrial parks accommodating major companies such as Mercado Libre, Inditex, and Promoda, which require large-format facilities to support their supply chains efficiently. Silvia Gómez, a senior market research analyst at Datoz, explained that the zone is becoming a distinct submarket within a short period. She noted that limited land availability in areas like Cuautitlán, Tultitlán, and Tepotzotlán has driven industrial developers to focus on Huehuetoca-Zumpango. This shift is driven by the need for extensive road connections to reach all parts of the country, meeting the demands of supply chain operations. In the second quarter, the central area encompassing Huehuetoca and Zumpango added 21 million square meters of industrial space, representing a 6% increase compared to the second quarter of 2025. This region ranked first nationally in new industrial space rental rates, adding 635,000 square meters of new rental space during the same period. The vacancy rate stands at 3.7%, while the rental price per square meter for industrial spaces is $9.9, marking a 7% rise from the previous year and setting a national high. According to Datoz records, this area is becoming increasingly attractive because it lies strategically between Mexico City, Hidalgo, and Querétaro. The distance between these regions is minimal, facilitating easy access between points. In the second quarter, the main occupancies of industrial spaces in this area included Amazon occupying 47,864 square meters at Megapark in Tepotzotlán, Inditex using 33,000 square meters at Panorama Tultepec in Huehuetoca-Zumpango, Promoda utilizing 21,277 square meters at T-mex Park in Huehuetoca-Zumpango, another logistics company occupying 19,300 square meters at Tule Industrial Park in Tultitlán, and another logistics firm using 16,790 square meters at Buró Logistik Tultepec in Cuautitlán. The origins of investment in the industrial spaces of the central area show that Mexican companies account for 48%, Chinese firms for 21%, U.S. companies for 17%, Spanish firms for 12%, and Danish companies for 2%. Datoz forecasts that the Zumpango-Huehuetoca area will begin to attract more businesses than areas such as Cuautitlán, Tultitlán, Tultepec, due to better prices, larger spaces, connectivity, and benefits for tenants. Several new projects are currently under construction in the area, set to complete in the coming months, further solidifying the presence of industrial spaces until all reserved land is fully utilized. Nationally, the industrial market grew by 3% in inventory during the second quarter, reaching 106 million square meters with a vacancy rate of 6%. This growth reflects the expansion of several sectors, particularly logistics and e-commerce.
