An Argentine developer has introduced a new model of housing construction that promises to deliver homes built in just ten days, with delivery keys in hand within six months. The company, known as DYPSA Group, claims its method reduces building costs by up to 25% compared to traditional brick-and-mortar construction. This innovative approach uses prefabricated concrete houses with steel frames and sandwich panels offering thermal, acoustic, and water-resistant insulation. He explained that the technology was inspired by Nordic countries, pioneers in fast and high-quality construction methods, which were previously unavailable in Argentina. This shift represents a transformation in how residential developments operate. Previously, pre-sales functioned as a means of funding, allowing buyers to contribute upfront payments while developers progressed according to cash flow. However, Kiperszmid noted that this model is evolving. “We acted as a safe haven for value,” he said, describing how investors could gradually convert pesos into dollars over time. Now, however, the dynamics have changed. “Today, we are not fully aware of the magnitude of this change,” he remarked. The developer emphasized that timelines have become increasingly crucial in determining project progress. “I build the structure once I have the capital to meet the deadlines,” Kiperszmid stated. In an environment where construction costs can rise significantly during the course of a project, reducing timelines becomes essential for minimizing risk. Additionally, the all-inclusive key-ready model is gaining importance among potential homebuyers. Pricing for these homes starts at US$250,000 and goes up to US$380,000, with financing options available for up to 15 years. The properties range from 150 to 280 square meters, featuring three to five rooms, and include land. If constructed using traditional methods, similar units would likely sell for around US$450,000. The payment structure involves an initial 25% deposit, another 25% upon completion, scheduled for the sixth month, with the remaining balance financed in pesos over 15 years, adjusted according to the CAC index. Estimated monthly installments range from $1.5 million to $2 million.
