Cipriani Residences Miami is set to be overtaken in height by the upcoming Waldorf Astoria Hotel & Residences Miami, which stands at 1,049 feet and will become the city’s first supertall skyscraper upon completion. That project reached its 75th floor in May. Nearby, the Delano Residences Miami, another high-profile development standing at 985 feet, is anticipated to be finished by 2030. The rapid expansion of Miami’s skyline coincides with increasing discussions around the balance between new construction and the preservation of existing buildings. Recently, Gordon Gill, the architect responsible for the Jeddah Tower in Saudi Arabia, a structure that will soon hold the title of the world’s tallest, spoke about the need to focus on updating current infrastructure rather than solely pursuing greater heights. Gill emphasized the importance of maintaining the relevance of existing buildings to ensure their longevity and avoid obsolescence. His comments were made during an interview with Newsweek, where he highlighted the role of architects in contributing to a sustainable urban future. Miami’s real estate market has seen unprecedented activity, particularly in the luxury segment. According to a March report from the Miami Association of Realtors, year-to-date sales of million-dollar homes in the region have reached an all-time high since 2008, with 2,040 such sales recorded by February 2026. This surge aligns with broader demographic shifts, as Florida continues to attract new residents, ranking among the fastest-growing states in the United States, per a 2024 U.S. Census Bureau report. International investment has played a key role in this trend, with foreign buyers accounting for 52 percent of all new construction sales in recent years. Of these, Latin American investors make up the majority, comprising 86 percent of the international buyer base, based on a November 2025 report from the same association. Pre-sales for Cipriani Residences Miami have exceeded expectations, with more than 80 percent of its units already sold prior to the building’s completion. Another planned development includes a 955-foot mixed-use tower on 130 Biscayne Boulevard, designed by Foster + Partners in collaboration with local firm Revuelta Architecture. If approved, this project would involve the demolition of three existing mid-rise buildings and would stand among the tallest structures in Miami. Other ongoing developments include the Okan Tower (908 feet) and the 888 Brickell by Dolce & Gabbana (1,049 feet).
