A concert hall designed by renowned Italian architectural firm Studio Fuksas, located in central Tbilisi, Georgia, faces imminent demolition after more than a decade of disuse. The structure, completed in 2012, has remained closed to the public since its inception and is now set to be dismantled within months. Local authorities have granted permission for the removal, giving the current owners until December 25 to proceed with the project. The building, once hailed for its innovative design, has been criticized as a deteriorating eyesore in the city's landscape. The concert hall, known as Rike, was constructed with high hopes for cultural significance. Designed by architects Massimiliano and Doriana Fuksas, the structure featured a unique cylindrical form and was intended to serve as a venue for performances and gatherings. However, despite its completion in 2012, the facility was never officially opened to the public. It sat abandoned for years, becoming a symbol of unfulfilled potential and urban neglect. In recent years, ownership of the site changed hands multiple times. Initially, the building was sold in 2022 to a real estate developer, who later transferred it to the current owner, Makro Constructions, in 2025. Despite these transitions, the hall remained unused, leading to growing concerns over its condition. According to Tbilisi Mayor Kaha Kaladze, the structure had become a “dumping ground” and was in severe disrepair. He described it as non-functional and emphasized that its lack of utility justified its removal. Kaladze stated that the decision to allow demolition stemmed from the building’s inability to serve any practical purpose. “It is private property, a building that was completely non-functional,” he explained. “We could say it is a dumping ground in very poor condition. From a functional perspective, it is unjustified, so the private owner decided to dismantle it.” The mayor added that the city would await new proposals for the site before proceeding with any future developments. While no specific plans have yet been presented for the area, there have been previous discussions about transforming the location into a hotel. However, such ideas remain speculative at this stage. Kaladze noted that the city would review any proposed projects carefully, ensuring they align with environmental standards and community needs. “For now, no proposal or project has been submitted,” he said. “As soon as one is presented, the public will be informed. This is a very important location, so the project must also be environmentally appropriate.” Studio Fuksas, the firm behind the concert hall, is among Italy’s most prestigious architectural practices. Known for their avant-garde designs, the firm has worked on numerous high-profile projects, including the “vertical park” along the shores of Monaco. Their involvement in the Rike project initially drew attention for its bold aesthetic, though the building’s failure to meet expectations has sparked debate about its legacy. The impending demolition marks a turning point for the site, which has long stood as a controversial landmark in Tbilisi. While some view it as an architectural gem that failed to realize its promise, others see it as a wasted opportunity that now requires removal. As the city moves forward, the focus shifts to what might replace the vacant space. Whether the area will host another cultural institution, commercial enterprise, or residential complex remains uncertain, pending further planning and approval processes. The fate of the Rike concert hall underscores broader issues surrounding urban development and the challenges of maintaining large-scale infrastructure in cities facing economic and political pressures. With its removal looming, the site stands as a tangible example of how ambitious projects can fall victim to mismanagement and shifting priorities. The coming months will determine whether the area becomes a new hub of activity or continues to linger as a relic of unrealized vision.
