Tender floated for central government employees’ housing project in Amaravati

The Central Public Works Department (CPWD) has initiated the process of constructing housing for central government employees in Amaravati, the new capital of Andhra Pradesh, by floating a ₹1,083.14 crore tender. This comes nearly two months after the Union Cabinet approved the project on June 10. The tender aims to build 1,504 General Pool Residential Accommodation (GPRA) units across an 17-acre site in Amaravati. The project includes the planning, design, and construction of multiple types of residential units, ancillary structures, and essential infrastructure over a period of 28 months. The tender specifies the construction of 600 Type-II, 600 Type-III, 228 Type-IV, 56 Type-V, and 20 Type-VI units. In addition to these residential components, the project encompasses ancillary buildings, a common double basement, a sewage treatment plant, electrical substations, and other supporting infrastructure. The entire development is scheduled to be completed within 28 months, which includes three months allocated for planning and obtaining necessary approvals, followed by 25 months dedicated to actual construction work. The approval of this project was announced by the Union Cabinet led by Prime Minister Narendra Modi. It marks the first instance of a General Pool Residential Accommodation initiative being launched in Amaravati and Andhra Pradesh. The primary objective of the project is to provide housing solutions for central government employees stationed in the state's new capital, thereby contributing to the establishment of permanent central government infrastructure in the region. The proposed 17-acre campus will feature a total built-up area of approximately 31.3 lakh square feet spread across 11 residential towers. The development plans include provisions for 1,972 equivalent car parking spaces and community facilities such as a guest house, crèche, bank, post office, and shopping complex. These amenities aim to create a self-sufficient living environment for residents while promoting convenience and accessibility. The buildings are designed to meet environmental standards, aiming for a minimum 4-Star GRIHA rating. This indicates a commitment to sustainable construction practices and energy efficiency. According to earlier estimates, the project is anticipated to generate around seven lakh man-days of employment annually during its construction phase and approximately 50,000 man-days annually once operational. The initiative aligns with broader developmental goals for Amaravati, emphasizing the need for comprehensive infrastructure to support both administrative functions and the daily lives of government personnel. By addressing housing requirements, the project seeks to enhance the quality of life for employees and contribute positively to the local economy through job creation and infrastructure development. The tendering process has been initiated to ensure competitive bidding and efficient execution of the project. The involvement of the CPWD underscores the importance placed on timely and effective implementation of public infrastructure projects.
