The new Zagreb market has been empty for more than a year, and residents are desperate: 'Where did the renovation go?'

The new Zagreb market, located in Vrapče, has remained empty for over a year, leaving residents in despair as they question why the renovation project has stalled. The market, which was supposed to replace an outdated structure after decades of service, opened in February 2025 with modern facilities and a budget of three million euros. However, its design proved too impractical for businesses, leading to minimal foot traffic and prompting the city to initiate a reconstruction plan. Despite this, the market has been unused for nearly two years, raising concerns among locals who feel their expectations have not been met. According to reports, the public procurement process for the renovation took several months before a contractor was selected. The company Kustošija Građenje d.o.o. was chosen, and a contract was signed at the end of June. The agreed value of the work is 115,279 euros excluding VAT, significantly higher than the originally estimated 80,000 euros. While the selection and signing of the contract were confirmed, there has been no visible progress on site. Residents, frustrated by the delay, have begun questioning the status of the project through social media platforms such as Facebook groups, asking where the renovations have gone wrong. Residents have expressed growing frustration, noting that they have waited far too long for the renovation. Some have reached out to local authorities and district offices seeking clarity, while others have criticized the poor planning behind the newly built market. According to data from the Electronic Public Procurement System (EOJN), the contractor was selected early in June, and the agreement was finalized by late June. However, the reasons for the lack of commencement remain unclear. An inquiry regarding the situation was sent to the city administration, though no official response has yet been received. The reconstruction plan, outlined in the tender documentation, includes the dismantling of elements of the façade and windows, removal of internal walls, and relocation of electrical installations. Inside, some internal walls will be removed to adapt the space and adjust installation systems and finishes. The new layout aims to close off certain areas of the market, increasing the usable area of enclosed sections. In addition, internal spaces will undergo modifications to better suit business operations. The project also specifies that the renovation should expand the interior space of the ground floor by an additional 11 square meters. The document highlights that the new arrangement would improve efficiency and lighting conditions within the building. The planned duration of the works is approximately four months. The project focuses solely on part of the ground floor, specifically the commercial spaces dedicated to meat, poultry, fish, and flowers. This section is intended to be redesigned to enhance functionality and attract more visitors. The redesign is meant to create a more efficient and well-lit environment, making the market more appealing to both vendors and customers. Despite these plans, the absence of activity on-site continues to fuel uncertainty among the community. The market’s location, near the main square and overlooking residential buildings, has become a focal point for discussions about urban development and public infrastructure. While the city has invested considerable resources into the project, the prolonged delay has left many wondering whether the initiative will ever materialize as envisioned. As the summer progresses, the expectation remains that the city will provide further updates on the status of the renovation, ensuring transparency and addressing the concerns of the affected residents.
