Buyers turn to small homes

According to data analyzed by the REMAX Hellas real estate network, nearly half of the homes purchased in 2025 in Athens and Thessaloniki were no larger than 75 square meters. This trend reflects a growing preference among buyers for smaller homes due to rising property prices. In Athens, 45.8% of residential sales were for homes up to 75 sq.m., with 16.8% being very small properties under 50 sq.m. In Thessaloniki, the figure was slightly higher at 48%, with similar proportions for smaller and medium-sized properties. Medium-sized properties (76–100 sq.m.) accounted for 26.3% of purchases in Athens and 35.5% in Thessaloniki. Large properties (101–150 sq.m.) were less popular in Thessaloniki (10.5%) compared to Athens (20.7%). Nationally, large properties made up 23.2% of the market, while small homes up to 50 sq.m. accounted for 20.3%. A separate survey by the Uniko platform showed that over half of buyers seek homes between 80–120 sq.m., with 25% preferring properties larger than 120 sq.m.
