Instead, it led to the departure of several major brands such as Dior, Sandro, and Guerlain, many of whom were either financially strained by unpaid bills or dissatisfied with the arrival of the Asian giant. According to Karl-Stéphane Cottendin, this experiment proved to be a strategic error, and he hopes that Shein will have completely vacated the BHV Marais by Christmas.

Frédéric Merlin acknowledged his role in making mistakes but praised the new team for taking over effectively. He admitted that the BHV was destined to close before being acquired by Galeries Lafayette in 2023 and that he fought hard to keep it alive. However, the operation ultimately went off track. Initially, the SGM planned to acquire not just the retail space but also the building itself, which had been owned since January by the Canadian fund Brookfield. However, securing funding became more challenging than anticipated, especially after the withdrawal of the Bank of Territories, which opposed the partnership with Shein.

As a result, the BHV issue became a strategic anomaly within the SGM. Frédéric Merlin accepted that his name might have become a liability for the BHV and that he had perhaps caused some internal discord. He emphasized that leaving under these circumstances was a responsible decision for the benefit of the SGM’s other assets. He noted that he had invested 15 million euros into the BHV since the beginning of the year and now intends to focus on the provincial BHVs, which may undergo a name change. He assured that contractual commitments with Shein, less contentious than in Paris, would be honored eventually.

The new management team at the BHV Marais must negotiate with Shein to prepare for its exit and also with Brookfield, the landlord, who is expected to reclaim more than 60% of the premises for redevelopment projects, potentially including a hotel in the upper floors currently occupied by Shein. Karl-Stéphane Cottendin stated that the allocation of spaces still needs to be reconsidered in the interest of the BHV, expressing hope for good cooperation with Brookfield. He emphasized that the takeover is secure and that the project will open new opportunities, ensuring that no further issues arise from the transition.
